The Magic of Fall Curb Appeal

Many homeowners think curb appeal is just a spring concern, but savvy sellers know that fall offers unique advantages for showcasing their homes.

As the Kansas City housing market shifts into fall, many sellers wonder: is it still a good time to list? The answer is yes and in some ways, it’s one of the best times. While spring and summer are often top of mind for home sales, savvy sellers know that fall brings its own unique advantages. With cooler weather, fewer competing listings, and motivated buyers eager to settle in before the holidays, a well-prepared home can truly shine.

One of our expert agents is sharing timely advice this season: fall curb appeal matters just as much as in the spring, sometimes even more. With the right updates and a little strategic effort, you can create an inviting, move-in-ready atmosphere that resonates with autumn buyers. Whether it’s a freshly painted front door, glowing outdoor lighting, or crisp landscaping that shows attention to detail, small touches can make a big impact.

And it’s not just about looks; many fall improvements offer exceptional ROI. Did you know that replacing your garage door can bring a return of nearly 194%? Or that seasonal maintenance like gutter cleaning and power washing can prevent costly buyer objections during inspections? These aren’t just cosmetic upgrades, they’re smart financial decisions that make your home stand out in today’s market.

Fall also offers a natural advantage in creating emotional appeal. Buyers are thinking about cozy nights, festive gatherings, and spaces that feel like “home” as the seasons change. When your property highlights warmth, care, and livability, it becomes the one they remember long after the showing.

In our latest blog, we break down exactly what outdoor upgrades are worth your time and money this fall. From landscaping and lighting to seasonal porch staging and essential maintenance, we’re giving you the insider playbook for making your home irresistible to autumn buyers.

Tips of the Trade

Buying or selling a home is one of the biggest financial decisions most people will make and it’s rarely as straightforward as it looks. That’s why we’re thrilled to introduce Nick Sherf, Loan Originator at PrimeLending and the new head lender for The Gresham Group.

We Nick’s take on some of the most common questions our clients are asking from interest rate trends to down payment myths and smart strategies for both buyers and sellers in today’s shifting market. Nick’s insights offer a grounded perspective on what really matters and how to prepare.

Gain, no-fluff advice from someone who’s in the trenches every day helping buyers get approved, sellers stay competitive, and everyone feels more confident in the process.

  • What’s one thing first-time buyers should do before starting their home search? Home buying isn’t taught in school, so asking questions is a must. A good lender will guide you, explain your options, and open a strong line of communication from the very beginning
  • Rates and loan programs seem to change quickly — what trends are you watching right now that could affect buyers this fall? Rates are expected to drop, but when they do, more buyers jump in, driving prices up. Instead of trying to “time it right,” focus on what works best for your situation today.
  • How can sellers benefit from working with a lender before listing their home? Even sellers benefit from lender support. In today’s high-rate environment, lenders can offer marketing tools like seller credits or interest rate buydowns making your home more attractive to buyers.
  • If you could give just one piece of financial advice to someone preparing to buy or sell a home in 2026, what would it be? Start by building a team you trust. The right lender or agent should be working for you, not just with you.
  • Are there special programs or incentives available in the Kansas City area that buyers should know about? Missouri buyers have access to great incentives through the Missouri Housing Development Commission (MHDC) including down payment assistance or reduced interest rates. Bonus: If your income is below $55,000/year, you may qualify for a $2,500 grant, lower mortgage insurance, and better rates.
  • What advice do you give clients who are worried about interest rates — wait or buy now? KC home prices rose over 8.2% in the past year. That $400k home? It might cost you $35k more today than it did last year. Even if rates drop later, you could end up borrowing more. Buying now could be the smarter move.
  • What are some common misconceptions about down payments or credit scores that you’d like to clear up? You don’t need 20% down to buy a home and you definitely don’t need perfect credit. Many buyers qualify with as little as 3–5% down, and a lower credit score doesn’t automatically mean you’re denied. A great lender will look at your full financial picture and help create a plan. Sometimes, putting less down and using that money elsewhere makes more sense. The key is understanding your options and having a lender who can guide you through them.

How to Seal in Warmth Without Stress

Drafty windows? Not on our watch!

Living in Kansas City means we know a thing or two about wind. Those notorious KC gusts don’t just rattle our windows during storms; they’re constantly testing every seal, gap, and weatherstrip around our homes, searching for ways to sneak inside and drive up our heating bills. When winter arrives and those winds pick up speed across the plains, the last thing you want is to feel like you’re heating the great outdoors instead of your cozy living room.

The good news is that weatherproofing your windows doesn’t require a construction degree or a weekend spent in frustration. Think of it as giving your home a warm hug from the inside out. Start by walking around your house on a particularly blustery Kansas City day and simply hold your hand near each window frame. You’ll quickly discover where those sneaky drafts are making themselves at home. Those invisible air currents that make your curtains dance aren’t charming, they’re costing you money and comfort.

Weatherstripping is your first line of defense, and it’s surprisingly affordable and easy to install. Modern foam tape and rubber strips create an effective barrier that flexes with your windows while keeping those persistent prairie winds where they belong. The key is choosing the right type for your specific window style and making sure you clean the surfaces thoroughly before application. A little rubbing alcohol on a cloth removes built-up grime and ensures the weatherstripping adheres properly.

For windows that still let in drafts despite good weatherstripping, window film becomes your secret weapon. This clear, nearly invisible material creates an additional insulating layer that traps air between the film and the glass. Installation involves nothing more than double-sided tape around the window frame and a hair dryer to shrink the film smooth. The result is like adding an extra pane of glass without the expense of window replacement.

Don’t overlook the power of heavy curtains or thermal drapes, especially on windows that face those prevailing Kansas City winds from the west and northwest. Quality window treatments act as both a physical barrier and an insulating layer, creating dead air space that keeps warm air in and cold air out. During sunny winter days, open them to let natural heat in, then close them before the sun sets to trap that warmth inside.

The small gaps around window trim and sills often get overlooked, but they’re prime entry points for our persistent KC winds. A high-quality acrylic caulk applied with a steady hand creates a permanent seal that moves with your house through seasonal temperature changes. Take your time with this step smoothly, even lines not only perform better but look professional too.

While these weatherproofing projects are designed to be homeowner-friendly, we understand that not everyone has the time or inclination to tackle home maintenance tasks. If you’d prefer to have professionals handle your window sealing and weatherproofing needs, we maintain a curated list of preferred vendors on our website trusted professionals who understand Kansas City homes and our unique weather challenges. These contractors have proven track records and the expertise to ensure your weatherproofing is done right the first time.

Remember, sealing your windows isn’t just about staying warm; it’s about creating a comfortable environment where you can actually enjoy being indoors during those long Midwest winters. When you’ve properly weatherproofed your windows, you’ll notice not just lower heating bills, but also reduced noise from outside, fewer dust problems, and that satisfying feeling of outsmarting Mother Nature’s attempts to chill your home.

Upgrade and Stage: Home Furniture Guide

When preparing your home for sale, furniture plays a bigger role than you might think. The right pieces and placement can make a home feel more inviting, spacious, and move-in ready.

Start with neutral tones—soft grays, beige, and creams—since these appeal to the widest range of buyers. Prioritize high-impact spaces like the living room, master bedroom, kitchen, and dining area, where buyers will naturally imagine themselves spending the most time.

Think about flow and functionality. Arrange furniture to create conversation areas that feel welcoming, and always ensure that pieces are proportional to the size of the room—oversized furniture can make a space look cramped, while smaller pieces can highlight a room’s openness.

Finally, don’t underestimate the power of lighting. A well-placed lamp in a dark corner or soft accent lighting in the living room can transform the mood of a space, making it feel brighter and more comfortable.

With just a few thoughtful updates, your home can stand out and capture buyers’ attention the moment they walk through the door.

Table Lamps

Essential for creating warm, inviting atmospheres in living rooms and bedrooms.

Accent Chairs

Add personality and additional seating without overwhelming the space.

Side Tables

Functional accent pieces perfect for lamps and decorative items.

Storage

Attractive solutions for hiding clutter while maintaining style.

Protect Your Home with Proper Gutter Maintenance

Your gutters are one of your home’s most important defense systems against water damage. When properly maintained, they channel thousands of gallons of water away from your foundation, siding, and landscaping each year. However, neglected gutters can lead to costly repairs including foundation damage, basement flooding, roof deterioration, and exterior paint problems.

This comprehensive guide will walk you through essential gutter preparation steps to ensure your drainage system functions optimally throughout the year. Whether you’re preparing for storm season or conducting routine maintenance, following this checklist will help protect your investment and prevent expensive water-related repairs.

Fall Preparation:

  • Remove accumulated leaves and organic matter
  • Prepare gutters for winter weather and potential ice formation
  • Final inspection before harsh weather season

Year-Round Vigilance:

  • Monitor gutters after major storms
  • Check for proper drainage during heavy rains
  • Address minor issues immediately to prevent major problems

When to call professionals:

  • Working on multi-story homes or steep roofs
  • Dealing with extensive damage or replacement needs
  • Installing complex gutter guard systems
  • Lacking proper tools or safety equipment
  • Encountering electrical hazards near power lines

Falling for Your Dream Home: Tips for house hunting as summer ends.

Homes sold with the help of a real estate agent typically net sellers 17-20% more than homes sold on their own. That’s a significant difference that could mean thousands more in your pocket! Why? Because agents bring expert negotiation skills, marketing savvy, and a deep understanding of the local market — all crucial to maximizing your sale price.

As the peak summer buying season begins to wind down and children prepare to return to school, savvy homebuyers are discovering that late summer might actually be the perfect time to find their dream home. While many buyers focus on spring and early summer for their house hunting efforts, those ready to get moving will find “the timing is right to find an equally motivated seller” according to real estate professionals.

The late summer market offers a unique sweet spot for buyers who are serious about making a move. The best time to buy a house is usually late summer or early fall—when home prices are low and inventory is high, creating opportunities that simply don’t exist during the frenzied spring market. Whether you’ve been waiting for the right moment or are just beginning your homebuying journey, the next few weeks could be your ideal window.

Target Motivated Sellers

As summer progresses, sellers become increasingly motivated to close deals. As the summer drags on, the more motivated these sellers will become, particularly those whose homes have been on the market for several months. Look for properties that have been listed for more than 30 days – those sellers may be more motivated to offer a price reduction or to negotiate on other terms.

Take Advantage of Less Competition

If you’re hoping to save some money and your timeline is flexible, consider waiting until the rush is over and not starting your home search until mid- or late-summer. With fewer buyers in the market, you’ll have more negotiating power and won’t find yourself in bidding wars as frequently as you would during peak season.

Maximize Your Agent’s Time

As the season begins to slow down, your agent will have more time to work with you and arrange showings that meet your needs. You can typically also have your preference of showing times on weekends during the summer, as there are fewer sellers to compete with. This personalized attention can be invaluable in finding the right property and navigating negotiations.

Consider the School Calendar Advantage

While many buyers rush to purchase before school starts, those willing to look beyond the traditional timeline can benefit. Once summer ends, sellers get more motivated. They usually lower their prices and provide an opportunity to get a deal, as they want to avoid carrying their properties into the slower fall and winter months.

Prepare for Quick Decisions

Even though the market may be less frenzied, good properties still move quickly. Have your financing pre-approval in order, know your must-haves versus nice-to-haves, and be ready to make competitive offers when you find the right home. Buyers looking in the summer are often motivated to close deals quickly.

The key to successful late summer/early fall house hunting is being prepared while remaining flexible. Market conditions can vary significantly by location and price point, so work closely with your real estate agent to understand local trends. Remember that with less competition, strong inventory, and sellers who are willing to negotiate, you can easily find the property that fits your budget without the level of competition you would see in the spring.

Don’t let the approaching fall season rush your decision-making, but do recognize that motivated sellers and reduced competition create a unique opportunity for serious buyers.

Cozy Curb Appeal

As the leaves begin to change and cooler temperatures arrive, your home’s exterior presents a unique opportunity to captivate potential buyers with the natural charm of fall. The exterior of a home can help prospective buyers determine if they’d like to head inside or run in the opposite direction. While autumn may not be peak real estate season, creating great curb appeal doesn’t have to be expensive or time-consuming, especially in the fall. Small touches like fresh flowers, cozy outdoor spaces, and a pop of seasonal color can make all the difference in attracting serious buyers.

Fall curb appeal is about more than just raking leaves; it’s about harnessing the season’s natural beauty to create an irresistible first impression that makes buyers eager to see what’s inside. The key is striking the perfect balance between seasonal charm and broad buyer appeal.

Embrace Seasonal Colors Strategically

Fall is all about warm, inviting tones. Think deep oranges, reds, yellows, and earthy browns. Adding touches of these colors can bring out the best in your home’s exterior. Consider placing seasonal flowers like chrysanthemums or marigolds in planters by the front door. In particular, chrysanthemums (mums), pansies, celosia, and purple fountain grass are great seasonal choices to add some autumn flair to your home.

However, remember that your goal is to appeal to the broadest range of buyers. Use autumn colors as accents rather than overwhelming the entire facade. A few well-placed pots of seasonal flowers or a colorful wreath can provide just the right touch without alienating buyers who prefer more neutral aesthetics.

Create Inviting Outdoor Spaces

Transform your front porch, patio or deck into a cozy retreat where buyers can picture themselves enjoying the season while watching the leaves fall. Stage the space with simple outdoor furniture and add a few decorative items, like weather-proof pillows.

This approach helps buyers envision themselves living in the space year-round, not just during summer months. Keep the staging simple and tasteful: a comfortable chair with a cozy throw, perhaps a small side table with a seasonal arrangement, but avoid cluttering the space.

Master the Details That Matter Most

To spruce up the space, hang a wreath in rich autumn colors on the front door, add a fresh welcome mat, and consider implementing seasonally-specific items like pumpkins and gourds. These small touches create an immediate sense of warmth and welcome.

Focus on your front entrance as the primary focal point. A beautiful autumn wreath, fresh doormat, and clean, well-maintained entry create a powerful first impression. Ensure your house numbers are clearly visible and consider updating your door hardware if it’s looking dated.

Maintain Impeccable Landscaping

You can enhance your home’s curb appeal by cleaning up fallen leaves regularly and adding autumn-themed decorations such as pumpkins or wreaths. Consistency in maintenance is crucial during fall when leaves are constantly falling.

Autumn is a season of change, and your landscaping should reflect that. Trim overgrown bushes and trees, and clear away fallen leaves regularly to maintain a crisp, well-cared-for appearance. Consider adding fall-blooming plants that will provide color throughout the season.

Address Lighting for Shorter Days

Keep the lights on Gone are the days that it stays light well past dinnertime, so proper lighting becomes crucial for evening showings. Indoor maintenance tips include checking heating systems before showing the house and making sure all light bulbs are working due to earlier sunsets.

Update your exterior lighting to ensure pathways are well-lit and your home’s architectural features are highlighted. Consider adding pathway lights or updating porch lights to create a warm, welcoming glow that draws buyers in during those darker autumn evenings.

Before focusing on decorative elements, ensure your home’s basic maintenance is pristine. A spotless exterior not only looks appealing but gives potential buyers peace of mind about the home’s upkeep. Clean gutters, power wash siding, and address any minor repairs that could detract from your home’s overall appeal.

Consider the scent factor as well. Fall staging isn’t just about colors and furniture. Scents matter, too. During autumn, you’ll want to conjure pleasing, sentimental memories of home, something you can do by putting some apple cider on the stove or burning a cinnamon-scented candle. Fall curb appeal is your opportunity to showcase your home’s potential for year-round enjoyment while tapping into buyers’ emotional connections to the season.

By combining strategic seasonal touches with meticulous maintenance and thoughtful staging, you can create an exterior that not only stops traffic but converts viewers into buyers. Remember, the goal isn’t to create the most elaborate fall display in the neighborhood, it’s to create an inviting, well-maintained exterior that allows potential buyers to envision themselves calling your house home. With the right balance of seasonal charm and broad appeal, your autumn curb appeal can be the key to a successful fall sale.

What’s going on in the Market

Market Shift Alert: Kansas City Homes Taking 41 Days to Sell as Competition Eases

The Kansas City housing market is experiencing a notable shift toward more balanced conditions, as evidenced by the steady increase in days on market over recent months.

Last month, homes averaged 35 days on the market, representing a 9.4% increase from the previous period, signaling the beginning of a market transition away from ultra-competitive conditions. This month, the Kansas City Regional Association of REALTORS®  trend has accelerated significantly, with homes now averaging 41 days on the market – a substantial 17.1% increase and a 6-day jump that represents the most pronounced monthly change in market velocity recently. This progression from 9.4% to 17.1% monthly increases is driven by buyer selectivity due to elevated mortgage rates, increased inventory creating healthier supply-demand balance, sellers learning to price more competitively, and market fundamentals shifting beyond normal seasonal patterns.

The consistent upward trend indicates this isn’t a temporary blip but rather a fundamental shift toward more sustainable, balanced market conditions that move Kansas City from a seller’s market toward neutral territory, giving buyers less pressure and more negotiating power while requiring sellers to focus on strategic pricing and market-ready properties from day one.
