STEP 1. FIND YOUR AGENT
Meet with a knowledgeable real estate agent and discuss your needs, examine your agent-prepared Comparative Market Analysis (CMA), identify your selling goals, know your costs and responsibilities, set a listing price, and sign a listing agreement.
STEP 2. PREPARE YOUR HOME
View your home through the eyes of a buyer and make changes to its current state as needed. This may include: deep cleaning, decluttering, re-painting, staging, and making necessary repairs.
STEP 3. MARKETING
Professional pictures and videos of your home will be taken for the listing. All online marketing, social media campaigns, signage and flyers needed to promote your listing will also be prepared.
STEP 4. LISTINGS & SHOWINGS
Your home will officially launch on the market, so be prepared and prepare your home for showings. Feedback will be requested from every real estate agent and your agent will host open houses.
STEP 5. RECIEVE AN OFFER
Your real estate Agent will present any offers and help you understand the terms of each offer. Together, you will evaluate and discuss how to move forward on each offer received.
STEP 6. NEGOTIATIONS
Depending on the offers you receive, you may want to negotiate an aspect (or many) of the contract. Your real estate agent will work to negotiate on your behalf to get you the best deal possible.
STEP 7. UNDER CONTRACT
Once the offer is accepted, the buyer will order an inspection and appraisal. Buyer requests and some negotiations may occur. Contingencies will be waived when the buyer is satisfied.
STEP 8. CLOSING DAY
You will sign closing documents. The buyer will transfer funds and the transfer of ownership from you to the buyer will occur. You will hand over your keys and celebrate selling your home!
