- Amber: I would say one of the biggest misconceptions when getting pre-approved for a mortgage loan is needing 20% down to qualify. Different loan types require different minimum amounts a borrower will need, with certain loan types offering 0% down. Speaking with a knowledgeable lender will help give you a look at what options are available for you!
- Lisa: I feel like the most common misconception about the pre-approval process is that they are fully approved for the loan and nothing can change between now and closing.
Example: The buyer client is pre-approved and in a valid contract to buy a home. They go out and purchase a new lawn mower and new furniture for the entire home, opening a new line of credit. This impacts the debt to income ratio and could cost them their dream home. - Julie: A pre-approval letter is a key step in the home-buying process, often giving buyers a sense of confidence and credibility when navigating the competitive real estate market. One of the most common misconceptions is that a pre-approval letter guarantees a buyer will receive a loan for the stated amount. In reality, preapproval is only an initial assessment based on the buyer’s financial information at the time of application. Many buyers assume the amount listed on the preapproval letter is the absolute maximum they can afford to spend on a home. However, this figure is based on preliminary calculations and does not take into account other variables, such as changes in interest rates or additional expenses like closing costs, homeowner’s insurance, and property taxes. Buyers need to carefully evaluate their full financial picture before committing. A preapproval letter is not valid forever. Typically, it expires within 60 to 90 days.
