Tips of the Trade

If there’s one thing that has been blossoming hot and heavy in the housing market, it has been the sight of fresh new greenery! Spring has officially sprung throughout our lawns, trees, and flowerbeds. We chatted with our friend Josh Beachner, with Beachner Lawn Care, about some helpful tips to plan good lawn care habits now.

What products do I need to keep on-hand during the spring season?
Fertilizer and grass seed are good products to get a fresh start in the spring.
What is the most important thing to do in the month of March for my lawn and landscaping?
I always like to start with a good cleaning of all leaves and debris. This is a very important step that is often missed!
If I want to splurge on something around my lawn or landscaping this spring, what should I do?
Core aeration and over-seeding would be a great splurge, plus it is a great way to have a thicker lawn in the summer.
When is the best time to replace/freshen mulch?  How do I estimate how much I’ll need?
I like to replace or freshen mulch in the spring after a good cleaning.
There are mulch apps you can down load that will give you a good idea.
Or, just go old school- length x height x width, divided by 27. This will give you cubic feet. All mulch products have a cubic feet of coverage listed on the bag.
As things start blooming, what should I do in case a late winter freeze or snow comes?
Cover plants with plastic. The warmth from the ground will help them survive.
When should I start planting new shrubs, trees, grass, etc.?
March/April, even May, are great times to get new plants in.

Red Flags When Buying a Home

Sellers aren’t always honest about disclosing information of their homes to potential homebuyers. Make sure you look out for these red flags during open houses or home tours. Always get a professional inspection to alleviate these issues! Skipping a home inspection is not a good way to save home buying costs, you’ll end up paying more in the long run.

Old HVAC – Dirty coils and units can lead to major repairs.

PESTS – Be on the lookout for unwelcome creatures.

BAD ODOR – Smell your way through the home. This is a major red flag!

RANDOM FRESH PAINT – This may be hiding a bigger issue like mold or mildew.

CRACKS – Bulges that are one-third inch or larger can mean the home has serious structural issues.

DOORS THAT WON’T CLOSE – This could be due to the foundation, so open/close & turn on/off everything!

WATER STAINS – Look up and down! Stains = Issues.

What’s Going on in the Market

Buy Now or Wait?

With interest rates still up in the air, these two scenarios reflect what’s going on in the market. Purchasing now gives you an opportunity to purchase your dream home and refinance in the future. Or, you could wait, compete with multiple offers on a home or possibly get out-bid, and end up paying more!

Take a look at this chart to see the difference in Buying Now or Waiting.

Thinking of selling this year? Don’t forget to use our Free Home Valuation Tool.

Knowing the estimated value of your own home helps you price your home for sale, as a precursor to an official home appraisal. And, if you’re shopping for a new home, it’s also useful to check the value of homes in the area to ensure your offer is competitive.
