The biggest mistake sellers make before listing their home is not having it ‘show ready’. Because we live in our homes, there are things we pass by or get used to that work for how we live, but don’t show the home at it’s best from a buyers perspective. Taking the time to REALLY declutter, deep clean, pare down, and make a few décor changes makes a huge difference.
Staging is instrumental in this process because a stager can come in and immediately see ways to improve the first impression of the home. A stager can guide the seller in what areas we want to highlight and where they can make changes, so the home stands out.
How does staging help buyers emotionally connect with a home, especially in competitive markets?
A buyer forms an opinion about a home within the first 10 seconds of seeing it. This is why having the home ready to show is imperative. Staging allows buyers to see how they could live in the home with furniture layouts, textures that create warmth, and showcases the best features of the home.
Are the specific rooms that matter most when staging a home for today’s buyers?
Going back to first impressions, the first room you walk into is priority. Whether that is a foyer, living room, or landing, the first room they see needs to be clean, inviting, and create a desire to continue the house tour.
Although it sounds obvious, kitchens and bathrooms that are clean and tidy make a huge difference. The living room would be my third choice because without proper furniture arrangement, living rooms can seem cramped, uninviting, or over-cluttered.
How do you adjust staging for different types of homes – luxury, family homes, or condos?
The goal of staging is to showcase the property for how it was intended to be lived in. In a luxury home, we may need to highlight high end finishes, use larger furniture, or stage based on neighborhood amenities. A condo would be more concise furnishings and art or décor that may lend to the local scene. Family homes should be warm and show how each area can be used. We want buyers to be able to see how their family can fit into the home.
What is one simple staging tip homeowners can do themselves to make an immediate impact?
The most impactful thing a homeowner can do is reduce the amount of things in their home. This is by far the biggest difference maker, but also the most time-consuming. If sellers took 30 minutes to an hour per day and went though one closet, or one room, they would be ready to list in no time!
