How do I buy a Home?

What price of home can I afford?

Off the cuff answer, most mortgage lenders will tell you to estimate about 35% of your total gross income for a total home payment. 
This would include principal and interest payments on the loan, real estate taxes and home insurance. More importantly, the payment should not exceed what you are comfortable paying each month. You need to be comfortable with the payment. 

Why do I need a Realtor?

To protect your best interest in this very important transaction. A Realtor that listens to you and has the experience to professionally represent you is a very important asset.

How do I get financing if I don't have cash?

We have prefered mortgage lenders we can introduce you to, and they will handle all your mortgage loan needs. It is a misconception that you need 20% or more down to purchase a home, many homebuyers put less that 5% down, there are even loans that do not require any down payment from the buyer. Our preferred lenders are “preferred” because they listen to buyers and truly help them.

What are the fees in buying a home?

This depends on each person’s specific situation. As mentioned above, listening to clients is a very important trait and all answers will need to be tailored to your situation. However, the fees are probably not as much as you would expect. This can easily be discussed at your first meeting once our team member knows more about your situation.

What is a Home Warranty?

A home warranty covers certain items that may become defective at a later date, such as water heaters, air conditioning units, a furnace, etc.

There is typically a service call fee required but a home warranty can save you thousands in repairs. If it does nothing else, it may give you peace of mind knowing you are better protected from unexpected costs.
